Fund Structure
- General Partners
Management; In charge of the day to day process associated with fund and real estate development.
- Limited Partners
Limited partners are accredited and non accredited investors that meet a minimum capital contribution into the fund – non active/passive voice partnership.
Fund 1
Single Property
A single property comprises just one residential unit. Also called a "detached" dwelling" - standalone structure.
Multifamily
A multifamily property, such as and apartment building, has more than one residential unit, rented out by a different tenant.
Commercial
Any property used excessively for business purposes; apartment complexes, shopping centers, restaurants, offices, etc.
Land
Includes undeveloped property vacant land, and agricultural lands such as farms, orchards, ranches, and timberland.

Fund 1 - $100M
Fund Total - $50M - $100M
Open ended $50M Fund, up to $100M. Allowing us to expand our past initial $50M fund goal if project demand increases.
Limited Partners - 250+
We anticipate 250 LP’s at an average of $200,000, with a min. of $100,000, and 1$M – $5M instituitional minimum.
Target Equity Multiple - 3X
We anticipate an equity multiple of 3X over 5-7 year investment horizon.
Business Strategy
Strategy 1
Invest in underdeveloped, undercapitalized markets and assets. Single family and multifamily mixed use developments. Hold for 5 years to maximize on tax credits while existing 2 of our 8 figure developments and or a net profit $15m+ for fund liquidity/expansion.
Strategy 2
Invest in operators and developers that share a similar vision and thesis. Develop JV’s to expand our network, practices and opportunities nationwide while actively participating in vetted deals.
